What do You need to buy property in Portugal?

Dreaming of owning an apartment in Portugal or a house overlooking the ocean? Buying property in Portugal starts with proper preparation. Here’s what foreign buyers need to know to take their first steps with confidence.
Obtain a NIF
A NIF (Número de Identificação Fiscal) is a Portuguese tax identification number required for property purchases, opening a bank account, and other financial transactions.
You will generally need an identity document to obtain one. Depending on your country of residence and tax status, you may also need a fiscal representative.
Open a Portuguese Bank Account
A Portuguese bank account makes it easier to transfer funds to the seller, pay taxes, and manage utility bills. Banks may request your passport, NIF, proof of address, and documents confirming your income and the source of your funds.
The exact requirements depend on the bank and your individual circumstances.
Determine Your Budget
When planning your purchase, consider not only the property price but also additional expenses, including:
• IMT — Property Transfer Tax.
• Imposto do Selo — Stamp Duty.
• Property registration and transaction costs.
• Legal fees and banking charges, where applicable.
Verify the Documents and Complete the Purchase
Before purchasing, it is essential to verify ownership, the property’s legal status, and any existing encumbrances. Once the terms have been agreed upon, the parties may sign a preliminary purchase agreement known as a CPCV (Contrato-Promessa de Compra e Venda), followed by the final transaction and registration of ownership.
Good to know: Foreign nationals can generally purchase property in Portugal without a residence permit. However, buying property does not automatically grant the right to reside in the country.
